NCT Alliance Advances NSIP as Selangor’s Future-Ready Industrial Hub

Selangor is strengthening its position as a strategic industrial hub as demand for advanced manufacturing and logistics infrastructure continues to rise across Malaysia. Against this backdrop, NCT Alliance Berhad (NCT Alliance), a member of CCI France Malaysia, has reached several major milestones at NCT Smart Industrial Park (NSIP), including the commencement of vacant possession handovers for Phase 1 and the launch of KM2, the next phase of the development.
The milestones, marked at the NSIP Milestone Event on 8 September 2026 and officiated by YAB Dato’ Seri Amirudin bin Shari, Dato’ Menteri Besar Selangor, signal NSIP’s transition from development into a more operational industrial ecosystem. The progress also reinforces the park’s role within the Integrated Development Region in South Selangor (IDRISS), supporting the state’s ambition to attract higher-value investment and create quality employment opportunities.
Strategic Location and Strong Market Demand Support Industrial Growth
NSIP’s progress comes as Selangor continues to benefit from its strategic position within Malaysia’s industrial and logistics landscape. The state’s connectivity, established economic infrastructure and investment incentives have contributed to growing interest in industrial developments capable of supporting increasingly sophisticated business operations.
Phase 1 of NSIP comprises 280 solar-equipped industrial units and has achieved a take-up rate of close to 90%, indicating strong market demand for strategically located, future-ready industrial space.
The commencement of vacant possession handovers makes NSIP the first development under IDRISS to reach this milestone, marking a significant step in the transformation of South Selangor into a strategic industrial corridor for high-impact investment.
“Having witnessed the journey of NCT Smart Industrial Park from its early stages, it is encouraging to see the development reach this important milestone. The commencement of vacant possession for Phase 1 reflects the progress that has been made in bringing the vision for NSIP to life, while demonstrating the value of close collaboration between the private sector, the State Government and relevant agencies.”
“NSIP has an important role within IDRISS and in Selangor’s continued industrial growth. As the development progresses, we look forward to seeing it attract more high-value investments and create quality employment opportunities that will contribute to the state’s long-term economic growth.”
- YAB Dato’ Seri Amirudin bin Shari, Dato’ Menteri Besar Selangor
Phase 2 Expands Capacity for Diverse Industrial Requirements
Following the groundbreaking of Phase 2 last year, NCT Alliance is expanding NSIP’s industrial offering with larger manufacturing and industrial spaces designed to accommodate a broader range of business requirements.
Known as KM2, the second phase comprises 241 units supported by enhanced smart infrastructure. The development includes detached, semi-detached, cluster and terrace factories, alongside industrial land parcels, providing greater flexibility for businesses with different operational and expansion requirements.
The launch of KM2 represents the next stage in NSIP’s development as the park moves beyond its initial phase and expands its capacity to support a wider industrial ecosystem.
“Today represents an important moment in NSIP’s journey. From raising the Jalur Gemilang at Dataran NCT to handing over the first completed units to our purchasers and launching the next phase of the development, each milestone reflects the progress we have made towards building an industrial park that is proudly Malaysian and globally competitive.”
“Demand for industrial and logistics infrastructure in Malaysia continues to rise, with Selangor being of particular interest due to its strategic location and advantageous state-backed incentives. With Phase 1’s VP handover and the launch of KM2, NSIP continues its steady progress as a world-class development that prioritises efficiency, green energy and smart infrastructure to cultivate a cohesive and scalable industrial environment. We expect Phase 2 to generate greater spillover benefits across Selangor, supporting job creation during construction and skilled employment opportunities once completed.”
- Dato’ Sri Yap Ngan Choy, Executive Chairman and Group Managing Director of NCT Alliance Berhad
Infrastructure and Strategic Partnerships Strengthen Industrial Ecosystem
As NSIP progresses toward a fully operational industrial ecosystem, supporting infrastructure and institutional partnerships are becoming increasingly important to the park’s long-term competitiveness.
NCT Alliance exchanged Memorandum of Collaborations (MoCs) with SIRIM Berhad and Malaysia Digital Economy Corporation (MDEC), providing businesses within NSIP with greater access to certification services and support for the adoption of digital solutions.
These collaborations are intended to help businesses improve productivity, facilitate digital adoption and create a more seamless operating environment within the industrial park.
Connectivity has also been strengthened through the completion and official handover of Jalan Langat Lestari. Delivered ahead of schedule by NCT Building & Civil Engineering Sdn Bhd, the infrastructure project improves connectivity to surrounding areas while supporting NSIP’s readiness for commercial operations.
The handover, involving NCT Building & Civil Engineering Sdn Bhd, Jabatan Kerja Raya (JKR) Selangor and Unit Perancang Ekonomi Negeri (UPEN), highlights the role of public-private collaboration in delivering the infrastructure required to support South Selangor’s continued industrial development.
Managed Industrial Park Model Brings Integrated Services
NSIP’s development is also moving beyond physical infrastructure through the implementation of the Managed Industrial Park (MIP) model.
NCT Alliance has officially received the Master Services Agreement for MIP from Majlis Perbandaran Kuala Langat (MPKL), formalising the implementation of centralised park management, security and digital services across NSIP.
The model is designed to create a more efficient operating environment for businesses by integrating essential services within the park. This includes the NCT G App, which connects tenants directly with park management to facilitate faster communication and more effective security coordination.
NSIP is further supported by a Smart Command Centre, intelligent building management systems and integrated digital solutions, alongside 5G connectivity designed to provide fast and reliable network access.
The park also includes an AI-managed Centralised Labour Quarter (CLQ), providing dedicated accommodation for workers as part of the wider industrial ecosystem.
Sustainability Embedded into Long-Term Industrial Development
Sustainability forms another core component of NSIP’s positioning as a future-ready industrial destination. Spanning approximately 910 acres of prime land with a total gross development value of RM10.2 billion, the development is Malaysia’s largest GreenRE-certified ESG managed industrial park.
Its master plan incorporates solar power generation, rainwater harvesting systems, electric vehicle (EV) charging facilities and a 100-year flood mitigation plan. Together, these initiatives are designed to reduce environmental impact while improving operational resilience and efficiency.
The sustainability strategy is aligned with the United Nations Sustainable Development Goals (UNSDGs) and Malaysia’s National Energy Transition Roadmap (NETR), supporting NCT Alliance’s broader objective of integrating environmental considerations into the development and operation of its industrial assets.
NSIP Positioned to Accelerate South Selangor’s Industrial Transformation
As the maiden development under the IDRISS master plan, NSIP represents an important component of South Selangor’s emergence as a strategic industrial corridor.
The completion of Phase 1, launch of KM2, strengthening of supporting infrastructure and introduction of integrated management and digital services collectively signal a shift toward a more mature industrial ecosystem. Rather than focusing solely on industrial space, NSIP is positioning itself around the broader requirements of businesses, including connectivity, digital infrastructure, security, workforce accommodation, sustainability and integrated park management.
With these foundations in place, NCT Alliance is continuing to advance NSIP as a modern and scalable industrial destination, with the potential to attract high-value investment, support skilled employment and contribute to Selangor’s long-term industrial and socioeconomic growth.
